Bedroom:
A bedroom with a large double bed (separate mattresses), two nightstands, a mirror, fitted wardrobe with drawers and clothes racks. Additional sleeping space for 2 people in the living room on a sofa bed. Bedding is provided and not included in the price. Beds are made.

Living room:
Large bright living room with fireplace (wood provided), sofa bed, stools, dining table, sideboard, TV furniture/shelf with TV, radio and WLAN. A beautiful view of the mountains.

Kitchen:
The kitchen is comfortably equipped with all necessary cooking utensils, crockery, glasses, Nespresso coffee machine (capsules provided and not included in the price), kettle, blender, raclette and fondue set. Microwave, oven, induction hob, refrigerator and dishwasher are also included. Dish towels, hand towels, dishwashing liquid, waste bags, kitchen roll and a basic set of spices are provided and included in the price.

Bathroom:
Bathroom with walk-in shower, WC, washbasin with mirrored cabinet, towel warmer, tall cabinet, hairdryer, towel radiator and cosmetic mirror. Bathroom linen, bathrobes and toilet paper are provided and included in the price.

Furnishings:
The apartment is fully newly furnished with wooden furniture in "Alpine chic" style with rounded arches, as well as everything that holiday guests need for a pleasant stay. All rooms are tiled and heated with underfloor heating.

Quietly located and sunny 2½-room holiday apartment with a large garden seating area and dreamlike panoramic view. The 54m² holiday apartment is located on the ground floor of a multi-family house with a total of 5 holiday apartments and offers space for up to 4 people. The apartment features a generous garden seating area of 50m² in total, of which around 20m² is a covered seating area and 30m² is a lawn. The holiday apartment was completely renovated, furnished and equipped in 2019. From the spacious living room and seating area, you have a dreamlike panorama of the magnificent mountain landscape of the Surselva. The entrance and underground garage with its own parking space, as well as a ski room, are located in the basement.
The house is located on the sunny terrace below the village of Ladir. The apartment is centrally located in the hiking and ski area of the Surselva with Obersaxen, Weisse Arena, Brigels Waltensburg Andiast, all of which can be reached in 20 minutes by car or public transport. The post bus stop is about 100 m from the house. In winter, the ski bus goes directly to the Weisse Arena and, with good snow conditions, it is possible to ski down to the house.

Ilanz is the hub in the Surselva with an Rhaetian Railway station, restaurants, cafes and numerous shopping opportunities. A small village shop and waste disposal are about 500 m away.
