Modern semi-detached house in a quiet, sunny hillside location on the edge of the forest with a large swing and private playground
Location and General Information:
The Chesa Emanuela is the southwestern half of a double one-bedroom house. The house is situated in an absolutely quiet location on the Albula slope, directly on the edge of the forest and within walking distance of the train station. To the two halves of the house belongs a meadow with playground and garden grill, which can be used together. The house has its own laundry room. The Chesa Emanuela has a large garage box right by the house, which can also be used to store bicycles and winter sports equipment. In front of the garage there is space to park another vehicle. Pets are very welcome at Chesa Emanuela. Smoking is not allowed in the house.
Room layout: The Chesa Emanuela is spread over three floors. On the top floor, with generous room heights, there are three bedrooms, each with two beds and two bathrooms. Both bathrooms have daylight. On the ground floor there is another bathroom with shower and toilet. The living and dining room is exceptionally large and is complemented by a very spacious winter garden. Large window areas make the living area appear very bright and friendly. The large, open kitchen adjoining the dining room has plenty of storage space. To the side of the winter garden is the private, secluded garden seating area, from which you can access the playground and barbecue area. In the basement of the house there is a playroom with table football. Next to it is the laundry room. If there are more than six people, there is a further bedroom with two single beds and a fourth bathroom with shower and toilet in the basement. All rooms in the basement have indirect daylight thanks to light shafts.
Amenities and facilities: The Chesa Emanuela is a modern wooden construction. The floors are covered with ceramic tiles throughout the house. In the kitchen there is a ceramic hob with a steam extractor, an oven, a refrigerator with freezer compartment, a dishwasher and a Nespresso coffee machine. The house is equipped with Swisscom-TV and free W-Lan.
A very spacious, sunny and quiet house to relax and enjoy! Occasional visits from deer, stag, fox and hare are to be expected.
