The 2.5-room flat is located in a recently renovated residential core context and developed around a typical Ticino courtyard, in a quiet area away from traffic. Ideal for a sporty or romantic stay, but also for a family holiday, it is located on the ground floor, with a separate entrance, 3 minutes on foot from the PostBus stop, 5 minutes from the Rivera motorway exit. The location of the accommodation is an excellent starting point for various wonderful excursions, both by bicycle and on foot; 5 minutes from Splash & SPA Tamaro and Monte Tamaro.

Location
The accommodation is located in Camignolo, a hamlet of the municipality of Monteceneri, in a strategic position to reach the various places of interest in Ticino in a short time:
- Lugano and Bellinzona 20 minutes by car;
- Locarno 25 minutes by car;
Grocery shops are a 5-minute drive away in Rivera or Mezzovico.

The Space
Located on the ground floor, the accommodation consists of an entrance hall with large cloakroom, dining room and open kitchen, living area, guest WC, utility room, WC with shower and master bedroom. From the living area there is access to the charming outdoor courtyard with terrace area for exclusive use, once used for farming.
- 2 beds in the double bedroom and 2 in the sofa bed in the living room. Maximum occupancy is 4 persons;
- 2 bathrooms: the first has a toilet, washbasin and mirror, the second has a shower, washbasin with storage cupboard, mirror with light and hairdryer. Soft towels are provided;
- the kitchen is complete with everything, 4 ceramic hobs, filter hood, spacious fridge and freezer, dishwasher, toaster, water boiler, coffee machine and of course a complete set of pots, pans, plates and cutlery;
- the living area, very cosy, has a large window overlooking the courtyard with a terrace area for exclusive use equipped with a table-chairs-umbrella; it has a spectacular Samsung 50" 4K Smart TV that will also allow you to watch Netflix and Prime Video with your account, a two-three-seater sofa bed, a dining table, cupboards and compartments for guests
- bedroom with double bed and large wardrobe;
- mosquito net on the window in the living area and in the bedroom;
- Wi-Fi connection throughout the house;
- there is also a communal laundry room on the ground floor complete with a professional washing machine and dryer;
- bicycles can be parked securely inside the residence in the bike shed. External electric socket available for charging your electric bicycle;
- electric car charging station available for charging your electric car conveniently in the private parking area.

- Self check-in and self check-out available; however, the owner will be happy to welcome you personally when possible.

At guests' disposal
- coffee, choice of tea, sugar, salt-pepper, various spices, oil-vinegar, dishwasher lye, washing machine lye + fabric softener, shower gel-shampoo-balm, hand soap
- bed linen and towels (bed linen is not ironed);
- everything needed for bike maintenance: cleaning products, stand, pump, toolbox, water hose, inner tubes);
- Stokke high chair for children, cot;
- board games.


Access for guests
Access to the housing complex is from the north side, from Via Rogina. After parking the car, one passes the boundary wall through a gate equipped with a video intercom to arrive in the courtyard space, which leads to the independent entrance to the flat.
Guests will have access to the entire apartment, with the exception of a few lockers located in the storeroom for the staff's exclusive access (with cleaning materials or spare linen).
Other things to keep in mind
- It is strictly forbidden to smoke in the house, even if you keep the windows open or look out of the window;
- it is strictly forbidden to organise parties or parties in the accommodation;
- animals are not allowed.

Parking
The accommodation has a private car park outside the entrance to the residence (the second one from the letterboxes).
