Description of the holiday rental

This bright, homely oasis of well-being, the Alla Roccia, with its fantastic lake view from every room and from each of the associated balconies, offers every guest easy access to all three floors thanks to the passenger lift. You are greeted by approx. 180 square metres of feel-good space - with a spacious living/dining area with fantastic views thanks to a glass front across the entire width of the accommodation, three bedrooms, three bathrooms, ... - which leave nothing to be desired and provide sufficient privacy. Even the approach (approx. 300m) is very pleasant: turn off the road around the lake, pass under the railway line and only two bends away from the lake, and you are already at the destination of our - and hopefully your - dreams. You can park your car comfortably and generously under the left-hand side of the semi-detached house; you can unload in peace and get to your holiday home together with your luggage in the passenger lift. What comfort right at the start of your holiday! On the upper floor there are two bedrooms (each with double beds and balcony) and two bathrooms. On the middle floor - the actual entrance and living floor - is the spacious living/dining area with fireplace, kitchen and guest toilet as well as a terrace with several seating areas and a gas barbecue. On the lowest floor there is another bedroom (two double beds 140×190 and 160x200) with a terrace and bathroom. The boiler room and laundry room with washing machine and tumble dryer are also located here. Each bathroom in this oasis of well-being has a rain shower. There is a small sunbathing lawn behind the house. Swimming pool? The largest "pool" in the region, the Lago itself with a public beach including a bathing platform and changing facilities, is just a 3-minute walk away. Or take to the water with our SUPs. They can be used free of charge. Which pool can do that? The popular seaside resort of Maccagno is just a 10-minute drive away. If you have any questions about the house, a contact person is available on site. You should be able to park three vehicles comfortably under the house. You can conveniently obtain the key via a key safe. This means you can also arrive late in the evening or leave early in the morning. Further details on the use of our feel-good property will be sent to you in writing after booking. You will also find an information folder in the house. Caviano is a beautiful, tranquil little village. There is a recommended nearby osteria (open from mid-March to the end of the season), a small bodega, picturesque alleyways, a football pitch and a petrol station with shop. If you also like to enjoy your holiday away from the tourist hustle and bustle and enjoy sitting in the sun for longer in the evening with a delicious sundowner, then Gambarogno is the right lakeside destination for you. You can explore the beautiful surroundings of Gambarogno on numerous - sometimes steep, challenging, well signposted - hiking trails. Even train-spotters will get their money's worth - although the trains, like the road around the lake, can only be heard slightly from the house. Ascona, the Swiss pearl of the region, can be reached in approx. 20 minutes by car. You can also make a detour to Italy (border only 1 km away) and shop extensively for your daily needs in nearby Luino (approx. 16 km), for example. The largest weekly market in the area takes place in Luino on Wednesdays from 9 am to 4.30 pm. From Luino, you can also take numerous boat trips. For example, in 25 minutes to Cannobio - with its well-known Sunday weekly market with its flair and freshly prepared regional specialities. A petrol station 300m away sells some (baked) goods, drinks and snacks. If you don't want to drive yourself, the nearest bus stop is just a 3-minute walk away and we hope you will soon be able to see our oasis of well-being for yourself - we look forward to seeing you.

Location description: Caviano is situated on the Riviera del Gambarogno, the steep east coast of Lake Maggiore, on the Swiss-Italian border, 274 metres above sea level. The former municipality consists of the districts of Caviano, Ranzo, Scaiano, Dirinella (with the border station to Italy) and Monti di Caviano and is now part of the municipality of Gambarogno. The beautiful centre is home to the church (Chiesta di Santa Maria Nascente) and the Osteria del Sole.
