Surrounded by mountains, at the upper end of the flat high valley floor of the Upper Engadine with its unique lake landscape, lies paradise! As if on a gallery, the view sweeps westwards into the abruptly sloping, deeply cut Bergell valley, characterised by steep valley sides with its magnificent snow-covered mountain ranges.
To the south of Maloja lies the extremely idyllic side valley of Val Forno with the river Orlegna and the romantic mountain lakes Lägh da Cavloc and Lägh da Bitabergh. It is a parallel valley to Val Fex (Sils/Segl Maria) and Val Fedox (Isola). Traces of the glaciations from the Ice Age still characterise the landscape of this valley today with abruptly sloping terrain edges.
At the foot of this side valley lies the hamlet of Orden, which was developed and settled by the farmers of Stampa / Bergell from the 15th century onwards.
Towards the end of the 16th century, the stable with the barn above was built first. In 1730 (beams dated), the brick-built residential building (Cascina) was added to the west of the existing outer façade of the stable and barn.
Nestling charmingly in this unique landscape and in a magical place full of power and tranquillity, this historic Maiensäss (with living quarters, stable and stable barn), which is very valuable from a historical and architectural point of view, is now a listed building and has fortunately been able to retain its original condition. All components from the time of construction are still preserved. With the utmost sensitivity and expertise, this farmhouse and barn have now been carefully and professionally restored using the original traditional materials (without concrete). Care was taken to ensure that the entire historical building fabric was fully preserved and that the new interventions were as gentle, reversible and harmoniously integrated as possible.
Out of consideration for the existing building structure, two completely separate residential sections were created. The Cascina (small house) forms one residential unit, the stable with the barn above it the second part of the house, which is now available for holiday rental.
The indescribable character, this fascinating aura with all the countless stories that this building has to tell, the charm and the centuries-old signs of wear and tear will continue to be felt and experienced even after the extension of this Maiensäss with barn and stable.
For this reason, all the technology has been centralised outside the building in an underground technical room (state-of-the-art remote-controlled heat pump with geothermal probe, etc.) so that the entire building is free of technical installations. The building is heated via floor and wall heating systems. All installations were laid invisibly and free of radiation (electrobiological) in the new building components.
The part of the house to be let, consisting of a stable (50 m² living space) and barn (40 m² living space), was converted in a very special and unconventional way:
In the stable, for example, the old mangers and lager boards were restored and reinstalled. The vestibule was paved with the old original boulder stones, laid in lime mortar. The newly installed bathroom with bathtub, shower, WC and washing machine/tumbler continues to lead through the original feed trough, in which a washbasin was installed. The old stable wall made of quarry stones also provides a real stable feeling.
The floor in the barn still consists of the worn round wooden beams, which also form the ceiling of the barn. Old planks were used to create a surface for a table and chairs on the barn floor. The interior view of the west wall is impressive, consisting of old logs in knitted construction and stabilised with a 400-year-old wooden brace over the entire room height of 5 metres. Inside the barn, an insulated façade wall with wall heating was installed on three sides (north, east and south). To the north, east and south, large panoramic windows with views of the barn door and the inside of the round wooden beam façade reveal the original barn, and to the south, when open, the wonderful surrounding countryside (can be closed with movable beam shutters). Wonderful light enters the living area through the open barn door and the sliding glass door behind it, revealing the fantastic mountain views of Aela and Margna. Despite the insulation, the roof has been kept very authentic both inside and out. The cosy ambience is rounded off by a casual designer stove made of grate for cosy hours. You can enjoy the marvellous alpine landscape with warming rays of sunshine, absolute peace and fresh mountain air to the full in the outdoor seating area.
The converted stable with barn is accessible and habitable all year round (500 metres from the cantonal road / Maloja Pass / Hotel Kulm). Along the access road, which is also cleared in winter, one or two parking spaces are available at the house. Public transport is a good 10 minutes' walk away (Maloja-Cà d'Maté stop) or 15 minutes' walk away (Maloja-Post stop), where a bus or post bus runs every 30 minutes in the direction of St. Moritz or Bergell.
As the cross-country ski trail passes to the south of the house, there is a direct connection to the Upper Engadin cross-country ski trail network in the winter months.

On 580 kilometres of hiking trails across all mountains or by mountain bike on 400 kilometres of pleasure trails: the Upper Engadine offers a first-class network of hiking trails and mountain bike trails in the midst of the pristine mountain world and the inspiring Upper Engadine lake district. The four flow trails on the Corviglia provide the right flow. The lakes of the Upper Engadin are also popular with sports enthusiasts. Kitesurfing, sailing, windsurfing, stand-up paddling: the possibilities are almost endless. The expanse of the inspiring high valley can be experienced in a particularly impressive way on the two 18-hole golf courses in Samedan and Zuoz. And in addition to the wide range of sporting activities on offer, there are also first-class cultural attractions such as a visit to the museum or the numerous art galleries in the various villages.
In winter, 350 kilometres of the finest pistes in the Corviglia, Corvatsch and Diavolezza ski areas and the family-friendly Zuoz invite you to enjoy true skiing and snowboarding fun. Cross-country skiers will find over 220 kilometres of groomed trails in the Upper Engadine and the side valleys. The winter hiking trails and cross-country ski trails on the frozen lakes of the Upper Engadine sparkle with light, sunshine and vastness in the midst of an inspiring mountain world. Those who want to enjoy the tranquillity and beauty of the snow-covered forests can hike along the 150 km of winter hiking trails in the side valleys of Val Roseg, Val Fex or Val Bever, while those who prefer an overview can enjoy breathtaking views on the panoramic hiking trails high above the lakes on Muottas Muragl. Families can enjoy the Engadin sunshine on a carriage ride into Val Roseg or Val Fex, or toboggan down into the valley on the 4.2 km long, winding Muottas Muragl toboggan run.
